How much does it cost to replace a roof in Houston?
A typical Houston residential replacement runs roughly $7,000 to $13,000 depending on the home’s square footage, roof complexity, and the materials you choose. We give you a detailed written estimate before we start so there are no surprise change orders mid-project.
What does the starting price include?
Our ‘from $7,000’ starting price covers materials, labor, permit, tear-off and disposal of the old roof, replacement of standard penetrations (pipe jacks, vents, flashing), and full job-site cleanup. What changes the price up: roof size and pitch, material upgrade (Class 4 impact-resistant, metal), and any decking damage we find.
How long does a roof replacement take?
Most residential replacements complete in one day. Larger or more complex homes may take two. Weather can push the schedule, and we’ll tell you the moment we know it has to move.
What’s the difference between RCV and ACV on my roof insurance?
RCV (Replacement Cost Value) pays the cost to replace your roof with a new one. ACV (Actual Cash Value) pays the depreciated value of your existing roof — which on a 15-year-old roof can be a fraction of the replacement cost. Texas carriers have been shifting older roofs from RCV to ACV at renewal. We’ll read your policy and tell you which one applies before you file a claim.
Will my insurance pay for my roof replacement?
Depends on what caused the damage, your policy type (RCV vs. ACV), your deductible, and the age of the roof. We’ll inspect, document the damage the way carriers expect to see it, and walk you through what your specific policy will and won’t cover. If it’s a claim, we attend the adjuster meeting with you.
How long does a new roof last in Houston?
Most asphalt shingle roofs in Houston last 15 to 20 years. Heat, humidity, and storm exposure cut into the manufacturer’s stated lifespan. Class 4 impact-resistant shingles tend to last longer and may qualify for an insurance premium discount.
Do I need a permit to replace my roof in Houston?
Yes — most Houston-area jurisdictions require a permit for roof replacement. We pull the permit and handle the inspection coordination as part of the project.
What’s the best time of year to replace a roof in Texas?
Spring and fall are easiest. Summer is workable but crews start earlier to avoid afternoon heat. We replace roofs year-round; weather pushes some schedules, never quality.
Do you waive deductibles?
No. Waiving an insurance deductible has been illegal in Texas since September 2019 under HB 2102 — and any contractor offering to is breaking the law. We don’t do it, and we’d encourage you to walk away from any roofer who offers.
