How Roof Insurance Claims Actually Work
Your policy pays in one of two ways, and the difference changes everything. Actual cash value, or ACV, pays the depreciated value of your roof. Replacement cost value, or RCV, pays to replace it at today’s prices. Here is the part that confuses almost everyone. On an RCV policy, the first check is small on purpose. It covers the cash value now, and the rest, called recoverable depreciation, comes after the work is done and documented. So when your first check arrives at half of our estimate, nothing went wrong. That is how the policy is built. We explain this before you file so the small first check does not scare you.
One more point people miss. An ACV settlement is not a denial. It means the claim was approved, but depreciation was taken out for good. We help you read your own policy so you know which kind you have.
Why an Adjuster Background Changes Your Claim
Most roofers can put on shingles. Very few have read claim files for a living. That is the edge here. We know what an adjuster looks for, how damage gets valued, and where claims fall apart. The Texas Rules You Need to Know
Texas has rules that protect you, and a few that trip people up. We do not waive deductibles. That practice has been illegal in Texas since 2019 under House Bill 2102, and any roofer who offers a free roof by eating your deductible is breaking the law and putting you at risk. We also do not take assignment of benefits, which means we never take control of your claim or your money. You stay in charge.
A plain fact that saves arguments: one storm means one deductible, even if four sides of your roof are damaged. And cosmetic damage, like a few dents that do not threaten the roof, can be excluded depending on your policy, often through an endorsement tied to a metal or impact-resistant roof. No. On a replacement cost policy, the first check only covers the actual cash value. The rest, called recoverable depreciation, is paid after the work is finished and documented. The small first check is normal.
Is an ACV settlement the same as a denial?
No. Actual cash value means your claim was approved, but depreciation was deducted for the age of the roof. A denial is a different outcome. If you have replacement cost coverage, more money may come after the work is done.
My roof is over 15 years old. Will that change my payout?

Is my damage a roof claim or a flood claim?
