Metal Roof Repair in Houston, TX

Metal roofs are sold as the roof you never have to think about. Then a fastener backs out, a seam opens, or a panel lifts at the edge, and suddenly you need somebody who knows metal. Metal roof repair in Houston is a different trade from shingle repair. The fasteners, the sealants, the expansion behavior, and the failure points are all different. We repair exposed-fastener panels, standing seam, and metal on both homes and light commercial buildings. We also tell you honestly when a repair is throwing good money after bad. We work on residential metal, shop and barn buildings, and light commercial. Same crew, same standards.

Why Metal Roofs Fail

Metal roofing installation is sold on durability, and the material earns it. Metal does not rot. It does not lose granules. So people assume it does not fail. It does. It just fails differently. Most failures start with the fasteners. Exposed-fastener panels use screws with rubber washers. Houston sun dries those washers out. They shrink and crack. Once the seal breaks, every screw hole becomes a leak path. A typical panel roof has thousands of screws. Metal also moves a lot with temperature. Far more than shingles do. Over the years that movement wallows out the screw holes. Panels work loose at the eave. Sealant at flashings and penetrations dries and cracks on the same clock. Standing seam fails elsewhere. Look at the clips, the penetrations, and the panel ends rather than the field.

Signs Your Metal Roof Needs Repair

Look for these. Screw heads sitting proud of the panel. Screws backed out entirely. Rubber washers that are cracked, flat, or gone. Rust streaks running down from the screw heads. Oil canning that has turned into real buckling. Panels that rattle or lift in wind. Seams that have opened or pulled apart. Cracked sealant at flashings, ridge caps, or pipe boots. Water stains inside with no clear source. Hail dents, which are often cosmetic but can break the coating. Panel edges lifted at the eave or rake after a storm, which usually falls under wind damage roof repair. That last one matters here. FEMA guidance on sloped roof systems notes that roof borders face more wind uplift and wind-driven rain than the rest of the roof. On metal, the edge is where a storm starts the peel.

How We Repair
Metal Roofs

We inspect the whole roof, not just the spot you called about. Fastener failure is rarely isolated. If one washer is gone, the rest on that slope are the same age. We photograph and map what we find. For fastener issues, we replace failed screws with oversized ones. Those bite fresh metal in the deck. New washers go on, rated for the exposure. Tightening old screws is not a repair. It just strips the hole. For seams and flashings, we strip the failed sealant first. We clean the substrate. Then we reseal with a compatible product. Silicone over old silicone does not bond. For damaged panels, we source a matching profile and gauge where we can. We replace the affected sections and tie them into the existing seams correctly. Sometimes the coating has failed across a wide area. In that case a restoration system beats piecemeal repair. We will say so. We also check the underside where we can reach it. Condensation on the back of a panel looks just like a leak from above. Knowing the difference saves you from paying for the wrong fix.

Why Choose STX Roofing

We repair metal instead of quoting a replacement by default. Russell Mullin, our founder, is a U.S. Air Force veteran and a former insurance adjuster. Metal storm claims are frequently underpaid because adjusters treat hail dents on metal as cosmetic without evaluating coating damage or the effect on the fastener seals. We know how that argument goes, and our insurance claim assistance is built on documenting it properly, with close-up photos, panel counts, and measurements. We are GAF Master Elite and CertainTeed ShingleMaster certified, hold an A+ BBB rating, and are bondable to $750,000. Repairs carry a two-year warranty. We do not waive deductibles and we do not take assignment of benefits. Under Texas House Bill 2102, effective September 1, 2019, deductible waiving is a Class B misdemeanor.

Where We Repair Metal Roofs

We repair metal roofs throughout Greater Houston and the Lake Houston area, including Huffman, Houston, Crosby, Dayton, Liberty, Atascocita, Kingwood, Humble, Baytown, Cleveland, Spring, and Tomball. Metal is common on rural and acreage properties east and north of Houston, on barns and shops, and on light commercial buildings. It is also increasingly common on new custom homes. The May 16, 2024 derecho brought gusts near 100 miles per hour through this area and lifted a lot of panel edges. Hurricane Beryl followed on July 8, 2024. If your metal roof went through both and has not been inspected since, it is worth a look. Our shop sits in Huffman at 25419 FM 2100 Rd. We are available around the clock for active leaks.

What Affects the Investment

Metal repair cost depends on the failure type, roof pitch and access, panel profile availability, and how much of the roof is affected. A fastener replacement across one slope is priced very differently from replacing panels. Standing seam repairs cost more than exposed-fastener repairs because the system is less forgiving to open up. Discontinued profiles and custom colors affect both cost and lead time. When the fastener seals across the whole roof have reached the end of their life, replacing all of them at once is usually more economical than repeated service calls. We give you a written scope with photos. Financing is available on qualifying projects.

Frequently Asked Questions

Can a metal roof be repaired or does it need replacing?

Most metal roofs can be repaired. Fastener, sealant, and flashing failures are routine service items. Replacement becomes the better option when the coating has failed across the roof or when panels are corroded through.

There is no fixed schedule, but the rubber washers on exposed-fastener systems are the shortest-lived component on the roof. In Houston sun they degrade well before the panels do. We check them at every inspection.

It can be. Carriers often argue dents are cosmetic. The question is whether the impact compromised the coating or the fastener seals, which is a functional issue. That is why the documentation matters more than the dent count.

We try. Manufacturers discontinue colors and profiles, and weathering shifts the color of the existing panels regardless. We will show you the closest available match before ordering.

Yes, that configuration is common. We do need to confirm what is underneath before quoting, because a metal-over-shingle install limits some repair options and affects how we open the roof up.

Yes. We handle light commercial and shop or barn structures as well as residential metal. Commercial work carries a two-year warranty.

Most fastener and sealant repairs finish in a day. Panel replacement depends on lead time for matching material. We tell you the timeline before we start.

We can do a lot from a ladder and with drone imagery. But fastener and washer condition really needs a hands-on look. We walk metal carefully and only where the panels will carry us.
