Who Should Schedule a Free Roof Inspection
After a storm
Houston gets thunderstorms most months of the year and hurricanes most years — Hurricane Beryl came through in July 2024 with 90 mph winds and damaged enough roofs that the entire region was reassessing condition for months afterward. After any significant wind or hail event, a documented inspection protects you both from undetected damage and from missing the window to file a valid insurance claim.
Before listing or buying a home
Real estate transactions in Houston commonly hinge on roof condition. Sellers can address issues before they become buyer-negotiation leverage. Buyers can know what they’re inheriting. Texas insurance carriers commonly reassess policies once a roof passes 15 years old. Some send inspectors. Others quietly shift the roof to actual cash value (ACV) coverage, which can reduce a payout from a full replacement to pennies on the dollar. If your roof is approaching that age, a documented inspection before renewal helps you understand what your carrier is likely to do.
For a second opinion on another roofer’s report
If another contractor has handed you an estimate that feels off — pressure-sale energy, vague pricing, claims that don’t match what you can see from the ground — we’ll come out and give you an honest second read. We charge a small fee for inspections tied to real estate transactions or second-opinion inspections on another contractor’s report, and that fee goes toward any repair work we complete. We tell you the fee structure upfront. There’s no catch and no upsell baked into the inspection.
What does a free roof inspection include?
Shingle condition, flashing, pipe boots, roof penetrations, gutters and downspouts, attic ventilation, visible decking, and signs of storm damage. Each documented with photos. You receive a digital photo report and written notes within roughly 24 hours.
How often should I get my roof inspected?

Do I need to be home during the inspection?
For an exterior inspection — no. But being there helps. We can walk you through what we’re seeing in real time, which often makes the photo report easier to interpret afterward.
Can I file an insurance claim without a contractor inspection?
You can, but most homeowners find documented evidence from a roofing professional strengthens the claim. We document storm damage the way adjusters look for it. We do not, however, replace your insurance company’s own adjuster — they will inspect independently as part of your claim.
Do I need an inspection before buying a house in Texas?
