Roofing Contractor in Montrose, Houston

Montrose was platted in 1911, and its streets still show every era since. A 1920s bungalow can sit right next to a new three-story townhome. That mix is what makes the neighborhood fun to live in. It’s also why you need a roofing contractor in Montrose who can handle old roofs and new ones on the same block. We work on both kinds of roofs across the Inner Loop.

STX Roofing is a veteran-owned roofer that has served the Houston area since 2016. We repair and replace pitched roofs, flat roofs, and everything in between. We work on houses, townhomes, and small commercial buildings along Westheimer and the side streets around it.

Historic District Rules in Montrose

The Neartown and Montrose area has six city-designated historic districts. These include Audubon Place, Avondale, Courtlandt Place, Westmoreland, and First Montrose Commons. If your home is inside one, exterior changes need approval from the city first. That approval is called a Certificate of Appropriateness.

Here’s the part that matters for your roof. The city treats “ordinary maintenance and repair” differently. Work that doesn’t change the design, texture, or material of the roof doesn’t need a certificate. Replacing historic material or switching to a new material is a different story. In First Montrose Commons, the city lists composition shingles as a fit for the district, while slate and tile are not. You can see those First Montrose Commons design guidelines on the City of Houston’s website. If you’re not sure where your project falls, call the city’s Historic Preservation Office at 832-393-6556 before you pick a material.

Montrose is also inside Houston city limits, so a reroof needs a city permit and inspection. Our Houston roofing contractor page explains how that works.

How Long a Certificate Takes

If you do need a certificate, plan ahead. The Houston Archaeological and Historical Commission meets once a month. A complete application is due by noon, 22 days before the meeting. That can add a month or more to your timeline.

There’s an upside. The city says projects with a certificate are eligible for 50% off building permit fees. Your civic association may also have its own deed restrictions, so check with them too.

Bungalows, Townhomes, and Mixed Roofs

Many older Montrose homes have low-pitched roofs and wide eaves. Low pitch means water drains slower, so worn shingles and bad flashing leak sooner. The wide eaves can hide rotted fascia and soffit boards. We check those while we’re up there.

Newer townhomes bring a different problem. Many mix a pitched shingle roof with a flat section, like a rooftop deck or a covered balcony. The seam where those two roofs meet is where most townhome leaks start. We seal that joint and use the right membrane for the flat part.

For flat and low-slope sections, we install TPO roofing and modified bitumen. For shingle roofs, we install architectural and Class 4 impact-resistant shingles.

Repairs and Replacements in Montrose

Older homes don’t always need a full replacement. Sometimes a leak comes from one cracked pipe boot or a bad chimney flashing. Our roof leak repair service tracks down the source before we touch anything. We’ll explain your options in plain language so you can pick what fits your home and your budget.

When a roof is done, our roof replacement service starts with tear-off and a full decking check. On Montrose houses that are 80 or 100 years old, it’s common to find old plank decking. We replace what’s rotted and make sure the new roof has a solid base.

We never reuse old pipe jacks, vents, or flashing. On an older home, those parts are often the first thing to fail.

Chimneys, Gutters, and Other Weak Spots

Many older Montrose homes still have brick chimneys. The flashing around a chimney is one of the most common leak spots on any roof. Old mortar cracks, the metal pulls loose, and water runs down inside the wall. Our chimney flashing repair service fixes the seal without tearing off the whole roof.

Gutters on older homes often sag or pull away from soft fascia. We replace rotted boards first, then hang new custom-fit gutters. On a historic home, ask the city before you change the style of gutters.

Thinking About a Metal Roof?

Some homeowners ask us about standing seam metal. On a historic home, it’s a bigger decision. Switching from shingles to metal on a contributing building is a material change. That kind of change can require a Certificate of Appropriateness from the Houston Archaeological and Historical Commission.

If your home isn’t in a historic district, metal is simpler. We’ll walk you through the tradeoffs, including cost, noise, and how it looks next to the houses on your street. See our metal roofing page for more.

Shops and Restaurants Along Westheimer

Westheimer Road is lined with small shops, galleries, bars, and restaurants. Many sit in older buildings with flat roofs hidden behind short walls. Those roofs collect water, leaves, and gear from years of tenant changes.

Restaurants add another layer. Kitchen exhaust fans and HVAC units sit on the roof, and every one of them is a spot where a leak can start. We check the curbs and seals around each unit, not just the open field of the roof.

For these buildings, our commercial roof repair team can patch a membrane, replace a drain, or reseal equipment curbs. When the whole roof is done, we’ll give you options for a full replacement.

Why Montrose Homeowners Choose STX as Their Montrose Roofing Contractor

Our owner, Russell Mullin, is a U.S. Air Force veteran and a former insurance adjuster. He has more than 12 years in roofing and stays involved in every job. That matters on older homes, where surprises under the shingles are common.

Serving Every Corner of Montrose

Montrose runs roughly from Allen Parkway south to US 59, and from Shepherd Drive east to Taft and Bagby. We work in all of it. Audubon Place dates to the 1910s and 1920s, and many of its homes are original. Near Westheimer, older homes sit beside new infill townhomes. Around the Menil Collection and the Rothko Chapel, early-1900s bungalows still line many streets.

We also serve nearby Midtown and River Oaks.
