Metal roofing installation is sold on durability, and the material earns it. Metal does not rot. It does not lose granules. So people assume it does not fail. It does. It just fails differently. Most failures start with the fasteners. Exposed-fastener panels use screws with rubber washers. Houston sun dries those washers out. They shrink and crack. Once the seal breaks, every screw hole becomes a leak path. A typical panel roof has thousands of screws. Metal also moves a lot with temperature. Far more than shingles do. Over the years that movement wallows out the screw holes. Panels work loose at the eave. Sealant at flashings and penetrations dries and cracks on the same clock. Standing seam fails elsewhere. Look at the clips, the penetrations, and the panel ends rather than the field.

Look for these. Screw heads sitting proud of the panel. Screws backed out entirely. Rubber washers that are cracked, flat, or gone. Rust streaks running down from the screw heads. Oil canning that has turned into real buckling. Panels that rattle or lift in wind. Seams that have opened or pulled apart. Cracked sealant at flashings, ridge caps, or pipe boots. Water stains inside with no clear source. Hail dents, which are often cosmetic but can break the coating. Panel edges lifted at the eave or rake after a storm, which usually falls under wind damage roof repair. That last one matters here. FEMA guidance on sloped roof systems notes that roof borders face more wind uplift and wind-driven rain than the rest of the roof. On metal, the edge is where a storm starts the peel.

We inspect the whole roof, not just the spot you called about. Fastener failure is rarely isolated. If one washer is gone, the rest on that slope are the same age. We photograph and map what we find. For fastener issues, we replace failed screws with oversized ones. Those bite fresh metal in the deck. New washers go on, rated for the exposure. Tightening old screws is not a repair. It just strips the hole. For seams and flashings, we strip the failed sealant first. We clean the substrate. Then we reseal with a compatible product. Silicone over old silicone does not bond. For damaged panels, we source a matching profile and gauge where we can. We replace the affected sections and tie them into the existing seams correctly. Sometimes the coating has failed across a wide area. In that case a restoration system beats piecemeal repair. We will say so. We also check the underside where we can reach it. Condensation on the back of a panel looks just like a leak from above. Knowing the difference saves you from paying for the wrong fix.
